If you have ever driven past Ashburn Farms heading towards Belmont Ridge Rd you have then certainly seen( and have been caught in) all the construction in that area. The project you are seeing (or stuck in) is called Goose Creek Village. Named of course for the majestic Goose Creek that broader the development. The project was first planned and started by Centex homes which later sold out to Pulte. Here are a few highlights you should know about the project if you are considering moving into the neighborhood:
- The Goose Creek project in Ashburn has several phases:
- Townhouses( two building phases)
- Retail shopping ( currently there is a Walgreens, Harris Tweeter and a gas station)
- Commercial and office space (this part should be very interesting given the glut of current vacant office space).
- The total project will encompass 174 acres and 700 townhomes
- The townhomes current starting price is $329,000 for a 3 bedroom / 2.5 bath unit (appx 2,000 sq feet) with only two different floor plans available. I wouldn’t be surprised to see newer floor plans in the second phase of building( at least I hope so)
- Although the website claims that Goose Creek will “deliver a true Main Street experience unmatched in Loudoun County”. There are however, a few other neighborhoods that are in the area that offer a very similar look and feel. For example, Belmont Greene, parts of Lansdowne, Brambleton, South Riding and even Ashburn Village to larger extent offer walkable neighborhoods anchored by shopping and entertainment options.
What are the negatives about The Goose Creek project?
- Its location is a double edged sword. Yes, it is right on the Greenway which is convenient however; it is right on the Greenway which can be loud! Also, most commuters really hate paying the $4 one way tolls. If you skip the toll road you will fight traffic through some of the most congested roads in that part of Ashburn.
- Not much of a mix of residential units. Have you ever pulled into a neighborhood to visit a friend and wondered how the heck anyone can tell the difference between the homes? Well, this is looking to be like one of those neighborhoods. Centex and Pulte are only offering two different floor plans so for the most part all the units will look alike on the outside and feel the same on the inside.
- Although I have not seen the master parking plan I suspect that parking is going to be a bear with 700 townhomes so close together. If you are lucky (and Pulte is smart) they will give everyone 2 dedicated parking spots. This means however, that your guests are S.O.L when they come to visit you.
Where would I go if I was in the market for a townhome in the $329,000 range in the Ashburn, Brambleton and Leesburg area? We’ll, I’m glad you asked( its what I do for living you know!)I like Belmont Greene and Belmont County Club which are both less the 5 miles from Goose Creek. Both neighborhoods are fully built so you will not have to guess what the builder will or won’t put next to you. For the most part both have mixed use elements to them and are easily walkable. One of my personal favorite neighborhoods in terms of similar developments is Brambleton. Lots of stores, lots of floor plans, different building models and builders.

I live in Goose Creek Village phase 1, our house faces the toll road and I don’t hear a thing. So saying Greenway will be loud doesn’t make a valid point.
Regarding the traffic, are you suggesting that Belmont Green and Brambelton have significant advantages over Goose Creek? Can you get to 28 or toll road quicker from those two places compared to Goose Creek?
I take 28 every day, You can get to Loudoun County Pkwy in 5 to 10 mins which is where you get stuck. Any new development in Ashburn will face the same problem. This is not specific to Goose Creek.

Hi John, Thank you for your comment!! I’m glad to hear that the sound from the toll road does not effect you. Living across from a major highway without any time of sound barrier and not having noise issues I think is pretty amazing. I would recommend to anyone who is thinking of buying in Goose Creek to checkout the other neighborhoods I mentioned in my blog. Having said that, we all know that there is no perfect neighborhood. I’m a Realtor and I don’t live in a perfect neighborhood.

We put a contract on a Goose Creek Village townhouse and are looking forward to moving into our new home this Spring. Centex/Pulte has been great to work with and we got an amazing deal with incentives on our townhouse. I wanted to let you know that your comment that, “Centex and Pulte are only offering two different floor plans” is not completely accurate. They are currently selling the Kenwood and Stratton floor plans with rear-load 2 car garages at around 2,000 square feet, which is correct. There is also a 2,400 square foot model with a 2 car front-load garage in phase 1 that will be sold in phase 2. Additionally, condos will be part of the 700 residential units in the Goose Creek Village community. We are excited to see the village come to shape in this lovely location!
