Belmont Country Club was brought by Toll Brother from IBM in early 1995. Toll Brother built and designed the community as a high-end exclusive gated community. The single family homes start in the mid $900’s and can go up to $1.5 million. The townhouses (when they are available) are priced in the low $400’s with a few foreclosures selling in the $300’s recently. Overall Toll Brother’s threw in every possible amenity to make Belmont Country Club its signature high-end home development. You might notice when you first enter the neighborhood that all the lawns are just about prefect. This is no accident; Toll Brothers actually cuts and treats your lawn. No more worries about the one neighbor who can’t seem to take care of their yard. Also included in the HOA fees are high speed internet, basic phone service, walking trails and community activities.

What do you think about the Goose Creek Preserve , single family development by Lennar and Brookfield? I am specifically interested to know your opinion about the streets which seems to be narrower and the space between homes.

HI Joe, I recently drove through Goose Creek Preserve with a client and my client was okay with the streets and lot sizes. Many of the area builders are going for the smaller streets and lots. If you like the Ashburn area and want a little larger lot then you might want to consider some of the older enclaves in Ashburn Village or Ashburn Farms. If you want new construction there are some really nice developments in and around the Brambleton area. As for Goose Creek I always tell my buyers that if you don’t like something about the neighborhood or the home you are about to buy then you can bet the person who is going to buy the house from you isn’t going to like it either.

What I like best about Goose Creek Preserve is the location.
Issues are:
1. There are likely to be restrictions to park on the street. So if we have more than 4 or 5 visitors on different vehicles for an occasion, they might find it hard to get a spot to park near the home. Would this cause an issue when you try to sell after say 6 or 7 years?
2. Space between homes is likely to be quite less. What are comfortable distances (wall to wall on the back and on the side) between homes?

Hi Joe, There really is no correct answer as to how close homes can be to one another. Each builder has to get zoning approval by the local jurisdiction before they can build. My opinion is that many builders and developers are building homes closer and closer together to maximize land space( just my thought). Twelve years ago when I started selling homes in this area it was common to see a 2,000 sq ft housing on a .34 acre lot in a moderately priced neighborhood. We are now seeing houses 2 or 3 times that size on smaller lots( much smaller lots.. like 7,000 sq ft). I think you are very wise to consider parking in and around Goose Creek. I have personally found that developments that lack a good park plan often do not re-sell well. Which means it will take you longer to re-sell and you will not get as much as the neighborhood only a few miles away.

You said it well. I just wanted to add that one other plus point for this development is the recreation center. Since the development is not very big like Belmont country club or Loudoun valley estate, most of the people who live in the community can walk to the recreation center.
Like you mentioned this community seems NOT to have a good parking plan They should have planned for some common parking area near each street (not on the street as the streets are narrower).
Then, the fact that it is going to be a new house and that it is a great location in terms of commute and proximity to shops makes it NOT something that should be completely avoided.
Do you think the builders are good in terms of meeting the dates and customer service? What is the best source to look at the reputation of the builders?

Hi Joe, Builder quality is a tough one. Most builders use contractors to do the actual work. So a house will only be as good as the sub( in my opinion). You can increase your chances of having a good experience by being proactive in the building process( visit early and often). I typically attend home inspections and builder meetings with my clients. I also recommend a professional home inspection before closing even when buying new. I think JD Power does a survey of home builders but I find that home building is really about the local builder and site manager.
It sounds like you are already doing your leg work in picking a builder and a community. Think about hiring a good Buyers Realtor to give you an extra set of eyes. It does cost you anything to hire one and he/she might be able to give you more insights.

I have just another question. I read online about high power electric lines passing through Ashburn and that it is not good living next to it. I have not seen any high power electric lines in Ashburn. Have you heard of this?

HI Joe, Yes there are high power electric line that cut through some parts of Ashburn. If this is something that is of concern to you make sure to ask your Realtor for a map of where the lines run. I can’t really comment too much about what these power line do or don’t due in terms of health or value of your property. I can say however, if you find something objectionable ( ie power lines, parking, road noise etc..) the person who is going to buy your home might also find it objectionable. This is why it is really important to hire a local Realtor that knows the area you are interested in.
