Oaklawn in Leesburg a Pulte Community

The new Oaklawn project is a 165 acre mixed use project that will bring both urban low maintenance town homes and a walkable feel to Leesburg. The project which is very similar the Goose Creek project just a few miles away in Ashburn tries to combine both a residential feel and commercial development to one development.

Pulte has several models available currently.  They include the Strafford, Silverbrook, and Tyler. All of the models offer either a one car or two car attached or detached garage and range in base price from the $329,000 to $399,000. The community will also offer a pool, tot lots, tennis court and trails throughout the neighborhood.

So, what are the pros and cons of this development? Here’s my take (or opinion…)

Pros:

  • I’m a huge fan of the walk ability factor. I live only a few miles away from Oaklawn and enjoy being able to ride my bike to W&OD trail. I also like all the downtown Leesburg activities.
  • Pulte is building the town homes in a very unique fashion? The bold colors really make the project standout( this could be a plus or minus at resell time?). I also like the brick and hardiplank being used in the construction of the town homes.
  • As always lots of sidewalks and paths are always a plus!

Cons (no project is ever perfect for everyone):

  • Very, very tight living. You are giving up lots personal space to live at Oaklawn. The Townhouses are for the most part built back to back and front to front with little greenery in-between for privacy. This is of course just fine if you  have lived in an urban setting like Georgetown or Alexandria.
  • Parking, parking, parking. This always comes up as an issue when I talk to buyers and sellers who live in town home communities. I think this neighborhood will be no different.
  • The Plane, the Plane! You better like planes if you want to live at Oaklawn. Leesburg Airport is not some small regional airport that has the occasional turboprop fly in. Planes fly in and out at all hours of the day and night. I’ve seen everything from Gulfstream’s to a B-52 Bomber, to a helicopters and light experimental planes land at the airport. I personally love planes and enjoy naming them as they fly in and out with my son. Our personal favorites are the WWII planes that call Leesburg home. Also, there are several flying schools that teach out of the Airport. There is nothing like watching a new student pilot try to land in heavy winds. Again, you better like planes or its going to get old quick and Leesburg Airport is NOT going anywhere anytime soon!

    Obviously you do not live in Oaklawn. The airport is of no consequence as their is no disturbing “noise” from corporate jets. We live in townhomes not single family residences that really only allow you to open a window and touch the home next door. Oaklawn in upscale, convenient and marketable. We have several new businesses coming into this location, including the new Walgreen’s which is at the corner or Sycolin and Battlefield Parkway. We have a lovely daycare center that is rated 5 Stars for those with small children. Adjacent to the Walgreen’s we have a new nail salon, learning center and Chinese take-out. Each month we find a new surprise awaiting us as businesses open.

    And “No” we are not like Goose Creek…the same old same old traditional townhome facades. Each section of Oaklawn is different. Are they pricey? You bet. But you get what you pay for and you really should refrain from making comments when u don’t live there. Resident of two years.

    I also live in Oaklawn (over 3 years now as of Feb 2012) in a 2-car Tyler (with the “bumpout” our TH is 2850+ Sq Ft – so space is not an issue as it’s larger than some SFHs). We love our home and get compliments on it ALL the time (on both the exterior look of our neighborhood as well as our interior). Parking is never an issue (at least not in our “phase” of the development as most people use their garages/driveways and the surrounding street spaces are ample). We have two tot lots (one of which recently added swings), an Olympic-sized pool, and recently-added basketball/multipurpose and tennis courts.

    I love that we are so close to all that Leesburg has to offer… a 2 minute drive to the outlets, Home Depot, Grocery stores, Target, Costco, Kohls, etc., as well as a 3-5 minute drive to downtown Leesburg, the Ida Lee Recreation Center/Park and so much more. My house has an amazing view of the mountain off in the distance (there are plans to eventually put in some restaurants, office spaces, and other commercial buildings that are only set to enhance the neighborhood as there will be more offerings within walking distance, but for now, we see an amazing sunset each night-not to mention several different fireworks displays on the 4th of July). :)

    There are currently a Northwest Credit Union (recently opened an account there), two daycare centers, a Chinese restaurant and a nail salon within walking distance. Our children will be able to walk to nearby Cool Springs Elementary when the time comes. There is a trail right out in front of our house that leads around the neighborhood, along streets and even connects to the Pond of the Stratford neighborhood next to us and makes for wonderful evening/weekend strolls with our dog and children. They even recently added “Doggi-potty” stands for people to dispose of their dog’s waste (no carrying home and throwing in our own trash).

    I forgot to mention that our beautiful view also includes the incoming and outgoing planes of the Leesburg Executive Airport. I enjoy seeing them (as do my kids), and I almost never hear their noise with the exception of the rare occasional small jet (which is fun to see).

    All-in-all, we love living in Oaklawn!

    Hi Jessica, I think its super that you are so passionate about your neighborhood. I’m still not a fan of Pultes all Townhouse communities but if works for you great. I do think down the road (in my opinion) all townhouse communities do not do as well as mixed housing neighborhoods. Also, the fact that Pulte has left very little open space between townhouses and that the neighborhood is located a stones throw away from a very busy airport all make Oaklawn a tough sell. This is speaking from this Realtors proscriptive of course. Many buyers are willing to overlook all this to have 2800 Sq Ft.
