Neighborhood Spotlight: Woodlea Manor

Woodlea Manor is an all single-family neighborhood that was built before builders rushed to throw houses together. The first thing you will notice when you enter the neighborhood is the distinctive cedar roof’s that cover the majority of the houses. This gives the neighborhood of 467 homes a unique charm and sophistication that’s not always found in some of the newer mega neighborhoods. Most of the homes are settled on at least 1/3 of an acre with many houses on much larger lots. The neighborhood is an all single-family home neighborhood with mid sized single-family houses as well as larger estate sized houses in the Hill’s of Woodlea Manor (same neighborhood). The community has an active HOA with lots of community events such as the garden club, swim team, poker night and bunko for the ladies. Amenities include pool, tennis courts, clubhouse, walking trails, tot lots and lots of open space! Currently Woodlea Manor feeds to the following Leesburg schools (please double check with the school this might change!); Evergreen Meadows Elementary, JL Simpson Middle school and Loudoun County High school.

Woodlea Manor is truly a jewel in the Leesburg area and worthy of serious considering if you are looking to upgrade. If you do decide to check this neighborhood out here are few tips you should consider before you run out and buy.

1.    Those beautiful cedar roofs I mentioned at the start of this blog, well, they are to say the least very expensive to replace! When conducting a home inspection hire a roofing expert (home inspectors are not recommended for inspection of the roof!).
2.    These are some of the older homes in the area (some were built in 1989). This means that you need to take extra care of these houses. Unlike newer homes in which everything is new these homes will require extra attention because of there age.
3.    Check and double-check the windows, siding, decks, hot water heater and furnace! I would highly recommend a home warranty when buying one of these homes.

Overall, one of my favorite neighborhoods in the Leesburg, Ashburn area!
